History & Philosophy

The parent company of InterCoastal was organized in 1981 to perform the many responsibilities of real estate partnership general partners and sponsors efficiently, professionally, and profitably.  A subsidiary, InterCoastal Property Services, LLC, was established later to provide effective management of the residential properties of InterCoastal’s clients and investors.  In 2005, InterCoastal's portfolio of affordable and conventional multifamily properties was broadened to include nationally franchised select-service hotels.

InterCoastal has assembled a team of loyal and dedicated staff members and consultants, each of whom is an expert in his or her individual field.  This group of professionals manages all aspects of property operations, including financial planning, employee relations, legal analysis, HUD and state government regulations, landlord/tenant procedures, capital improvement work, and insurance-
related matters.  InterCoastal also implements the latest in accounting and property management computerization, and has the resources and knowledge to customize accounting reports to fit specific or defined needs.

InterCoastal maintains active franchise relationships with Hilton Hotels Corporation and InterContinental Hotels Group.  Through close associations with these and the company's other professional affiliates, along with its expertise in day-to-day operations, InterCoastal employs the highest standards in professional property management.

All of InterCoastal’s major decisions, including evaluations of potential acquisitions, dispositions, and financing transactions must receive the unanimous support of InterCoastal’s Investment Committee.
